Noah's Ark Self-Storage
is a chain of successful Self-Storage businesses developed by Mike
Parham with a business plan incorporating three major goals.
GOAL I
Provide entry into the Self-Storage industry.
This was accomplished
with the establishment of NDS Construction as a leading design/builder
and has built over 5 million square feet of mixed use projects across
the country, Clients have included the top institutional (REIT's)
and developers such as Public Storage, Shurgard, Storage USA, Storage
Trust and Sovran. Over half of NDS' clients are private developers,
with NDS having designed and built 32 facilities for Security Storage
a private developer, between 1994-1998. NDS has been the recipient
of the "Facility of the Year" award, sponsored by the Self Storage
Association and Minico, which are awarded for the best designed
and built property in a year. NDS received this honor in 1989, 1990,
1991, 1994 and 1996. In 1995, NDS received the "Design Excellence"
award from the Mini-Storage Institute, for a facility that NDS designed
and built for Shurgard in Atlanta, Georgia.
GOAL II
Completely analyze and understand the operations of the typical
Self Storage property.
To accomplish
this goal, Joshua Management, was formed to manage the chain
of Noah's Arks Self-Storage facilities, as well as a variety of
other properties for client's of NDS. In its first year of operation,
Joshua Management reduced its Self-Storage portfolio's operating
cost by over 10%, which in turn increased the portfolio's fair market
value and cash flow by the same amount. Properties in the leasing
phase have had a net occupancy increase per month of 8.4 % and a
sales closing rate of over 72%, both well above industry standards.
With a combination
of exit surveys and lease analysis, Joshua Management has been able
to completely define both residential and commercial customers,
identify target market requirements and determine the keys to why
a customer walks through the "front door." This analytical assessment
has given the developer the ability to make product line changes
necessary to greatly increase customer satisfaction and to target
markets with the best potential for long-term success.
GOAL III
Place into operation the most cost effective and marketable Self-Storage
properties in a given market.
NDS established
its portfolio with
twelve (12) Self-Storage properties located in Dallas/Ft Worth,
Houston, San Antonio, Nashville and St. Louis. These properties
were developed between 1994 and 1998 and
included a variety of different investors, most of which were past
and present clients of NDS. All of these properties were sold in
1998 to two institutional buyers, Sovran and Storage USA. The sales
cap average was 10.2% even with several of the properties having
less than a 6 months history of stabilized occupancy. The overall
return on investment (ROI) averaged at 36%.
